☆KANJU～関西住宅販売、関西圏で人気のハウスメーカーです。
こんにちは。
今回はKANJU(関西住宅販売)のモデルハウスを見に行くことにしました。
前回、一条工務店で高い見積を見たところで夫婦ともども心が折れ(；・∀・)もう少し低い価格帯のところを探そうとなりました。
やっぱりハウスメーカーも有名どころはなかなかのお値段ですね(￣▽￣;)束の間の夢でした…
KANJUといえば関西の方は名前は聞いたことがある方もいるんじゃないでしょうか？
主に近畿圏内で注文住宅を手掛けているハウスメーカーです。
赤い大きな看板を町中でよく見かけますね。
価格としては中流層のイメージです。
フリーペーパー内の折り込みチラシで同社の分譲地の広告が入っており、その場所が理想に近いところだったので興味を持ち、まずは話を聞きに行こうということに。
車でKANJUの営業所へ。
ショールームはとても広く綺麗、今まで行ったハウスメーカーのなかでは事務所が一番ハウスメーカー感出てるなと。
何部屋かの打ち合わせルームではすでに契約した方が和気あいあいと間取りの打ち合わせをされてました。
ショールームがオシャレだと期待も膨らみます☆
まずは営業さんからざっくり手掛けるお家の特徴の説明を受けます。
同社は大まかに性能に応じて４つのランクの商品を備えてます。
《建物グレード》
①CONCEPT HOUSE(28坪)
②ecore-basic(28坪)
③ecore-royal(32坪)
④ecore-premium(35坪)
本体価格は約1500万円(税抜)～
坪数は標準であり、そこから増坪可能。
《共通の標準設備》
・太陽光発電3kW
・制震ダンパー
・バルコニー4帖(水栓付き)
・アルミ樹脂複合サッシ
太陽光が標準装備はありがたいですね☆
《上位グレード設備》
②以上からランク上の設備を標準搭載
・24時間全熱交換型熱交換器
・樹脂サッシ(ダブルorトリプルガラス選択)
・電動シャッター2カ所
・床暖房(1階リビング)
・EVコンセント
・設備延長保証(安心サポート)
床暖房標準は嬉しいですね♪、最近話題のトリプル樹脂サッシは断熱性も静音性も抜群です。

中堅クラスのハウスメーカーとしては非常に充実した標準装備を備えております。
その他、選択できる設備が複数あり(詳細はKANJUにお問い合わせを)
グレードについては上位２つが人気だそう。
僕たちが購入する際にも、要求スペック的にはこの２つが対象になりそうです。
逆に下のランク商品で選ぶ方は少ないようです。
理由としては上位ランクのほうが、値は当然上がりますが最初から坪数設定が広く、内装のレベルが高いので坪単価で比較するとだいぶお得であること。
下位ランクの場合、上位に合わせようとオプションを盛ったり坪数を増やそうとすると、結局上位ランクより高くついてしまうことに。
それなら最初から上位ランクにしとこうという思考になります。
これはまさにKANJUの戦略ですね(^_^;)
性能としては大手のハウスメーカーには及びませんが、僕たちの住む関西中部付近では必要十分なスペックとのこと。
逆に一条工務店のような高気密高断熱の住宅は東北以北の寒冷地に合わせた作りなので、関西圏ではそこまで必要ないんじゃないか、関西圏の気候に合わせたスペックにしてコストを下げましょうとゆう考え方のよう。
ローコストメーカーより高いですが、カタログを見る限り、家の箱としての設備オプションはさほどつけなくてもよさそうに見えます。
《モデルハウス見学》
今回は２件見せてもらいました
1軒目
【リビング】
アンティーク感のある、白を基調としたシックな色合い、床材の色が濃いのでメリハリついてます
【寝室】
リビングよりも落ち着いた大人の雰囲気
【洗面所】
ちょっと狭くて収納がないですね、KANJUではこのサイズが基本のよう、もうちょっと広くしたい、となると増坪でお金かかりますね(；´∀｀)
【風呂】
お風呂は基本的にLIXILなどの専門メーカーの製品なんで、どのハウスメーカーでも似たようになりますね。
でも最近のお風呂は冷めにくい素材を使ってるようで、風呂の長い僕にはありがたい話です。
あとは壁色、タイルの好みで個性がでます。
【子供部屋】
リビングとトーンを合わせてます。
最近は４．５畳＋クローゼットの作りが多いそう。
昔は６畳間にタンスを置いてましたね。
今時の子供部屋はタンスいらずですっきりできます。

２軒目
【リビング】
今度は柔らかい、女性的な雰囲気、カジュアル感があって、僕的にはこういうのも好きです。
【和室】
畳なので和室？だと思いますが、リビングと同じ柔らかさですが、これだと仏壇が馴染まないですね(^_^;)
長男の方は仏壇を置く和室も重要です。
ちなみにこの仏間、ハウスメーカーによってはオプションの追加料金になるところもあるので、長男の方はよく確認を
【洗面所】
かわいくていいですが、少し小ぶりかな、これももう少し広さと収納が欲しい。
【風呂】
白メインで明るいですね。
僕は壁の色薄目のほうが解放感があって好きです。
【子供部屋】
欧風チックです。最近は子供部屋もオシャレになってきてます。
僕らの時は白壁＋フローリングとか、土壁＋畳しかありませんでしたから、羨ましい限りです。
あまり子供部屋をおしゃれにすると勉強しなくなりそう(￣▽￣;)
モデルハウスの感想
さらっとモデルハウスを２軒見せてもらいましたが、両方ともオシャレで僕的にはいいやん！て思いました。
ただ妻的には微妙だったみたいで…どうも一条工務店のようなスタイリッシュなのが好みなのと、キッチン、洗面設備が好みに合わなかったよう。
男目線では全然OKなんですが、女性はキッチンはこだわりあるんで、この辺の評価はシビアになりますね。
床暖房や太陽光などの建物設備は標準搭載で充実していますが、その分水回りのグレードはオプションで上げた方がいいかなと思いました。
内装外装のデザインについてはかなり自由が効くとのこと。

何社か見たけど、見れば見るほどあれもいい、これもいい、これはダメ…
