☆ローコストメーカー代表格のモデルハウスはどんな感じ？

住宅購入でいくつか見積りを出してもらう中で、家ってやっぱり高いな…と意気消沈していた僕たち。
スーモカウンターでのカウンセリングで、一度ローコストメーカーも見て比較検討してみては？とのアドバイスを受けタマホームのモデルハウスを見に行ってみることにしました。
※注意：当記事はローコストメーカーという視点で書いているので、タマホームで検討されている方や購入された方が不快と思われる表現があるかもしれません。

ローコストメーカーって大丈夫？という疑問、先入観があり、正直、最初タマホームは検討対象にはしておりませんでした。
※追記：現在、同じローコスト系のアイフルホームで契約検討中。
しかし、スーモカウンターで、コストカット分を値段に反映しているメーカーだから低価格なのであって、十分納得できますよとのコメントがあったり、実際にタマホームで建てた知人から快適に住めてるよ！との情報も得たこともあり、一度この目で確かめてみることに
いざタマホームの展示場へ♪
打ち合わせ会場にはたくさんお客さんが来ておられました。中にはもう間取りのチェックをしてるご家族さんも。
住宅展示場より人が多く、流行ってるように見受けられました。
営業さんより、ひとまずモデルハウスを一通り案内してもらいます。
【ダイニングキッチン】
ごくごくシンプルな今時キッチン。
最近はオープンキッチンが流行ってますね。解放感があっていいです。
キッチンカウンターでBarみたいにもできそう。
ZEH対応も可能なようです。
※肝心のリビングが撮れてませんでした(^_^;)
【和室】
畳があって床の間があってちゃぶ台も。伝統的な和の造りは安心感があります。
畳な昔ながらの緑色ではなくカラフルなツートンカラーにして今時感をプラスしてます。
カラー畳も流行ってますね。
【玄関】
玄関をゆったり取り、収納力を上げるのも最近の傾向です。
シューズクロークはよく見かけますが、このモデルでは多目的スペースを広くとってますね。
多趣味なお父さんにはぴったり☆(家族からスペース取りすぎと怒られそうですが…)
【洗面】
ごく普通の洗面で、可もなく不可もなく、安心感があります。
両サイドの縱キャビネット収納、これはイイですね♪
パジャマやタオルがたっぷり入って、タンスいらずでスッキリ見えます。
これは取り入れてみたい。
【風呂】
全面壁を黒大理石風にするとスタイリッシュで引き締まって見えます、ホテルのバスルームみたい。
横長の鏡もオシャレです。

【主寝室】
落ち着きのあるシンプルデザイン。
寝室は変にごちゃごちゃしたデザインよりシンプルなほうがよく寝れそうです。
【子供部屋】
柔らかい印象の子供部屋。
子供部屋は子供各自の個性で部屋の雰囲気を作っていくものなんで、敢えていじりやすいようにシンプルなほうがいいと思います。
ざっと案内して頂いた率直な感想、タマホームのモデルハウスは他社に比べて極めてシンプル。
オプション盛り盛りではないので、現実的な費用内で想像できる造りです。
かといってとくに不自由する感じはなく、問題なく住めると思います。
ただ、正直なところ、床材は安いなという印象を受けました…(失礼)
ローコストの秘訣
今回僕が感じたタマホームのローコストの秘訣は
①シンプルな作り、間取り。
②比較的安い部材から高い部材まで選べる、選択肢が豊富。
③事務所、ショールームまでもがシンプル、他社に比べた華美な雰囲気がない普通のオフィス。
④商品紹介のパンフレット類も必要最小限。
⑤営業車も同じ軽車両で統一。
などなど、随所にコストカットの要素をちりばめており、コツコツと企業努力されている様子が窺えます。
①、②の住宅本体について
タマホームはあらかじめ提供する建物のレベルの下限が低めに設定されているそうなので、住宅購入の敷居が低く、幅広いファミリー層からの検討を得ることができる。
これが現在全国展開で幅広いニーズを得られている理由ではないかと思います。
③～⑤の販促ツールについて
事務所、ショールーム、パンフレットといった販促ツールについては、検討～購入するまでの参考要素であり、住宅が完成して住み始めると関係ありません。
豪華なショールームであろうが綺麗なカタログであろうが、高級な営業車であろうが、引っ越し後の生活にはなんの影響も支障もありません。
多くのホームメーカーが販促グッズを充実させアピールされていますが、その費用は住宅購入代金に含まれているのです。
某ハウスメーカーさんの話では、ある程度中ランク以上の建物であれば性能に大差なく、あとハウスメーカー間の値段の違いはこの販促費用が大きく反映されているとのことでした。
販促コストを下げて住宅資材や人件費を充実させてくれたほうが満足度が上がりますね。
タマホームの坪単価はネットの情報では20～30万代と言われていますが、今回営業さんに聞いた売れ筋の大安心の家では約40万円､単純計算で一般的な30坪くらいの住宅なら建物代金1200万円～になります。
もちろんオプションを取り入れることにより、より高性能・便利な住宅を造ることが可能。
僕が他に訪問した地場のハウスメーカーが30坪1500万～くらいでしたので、住宅購入について、検討をスタートし易い、家計に優しい仕様かなと思います。
タマホームのお家は住む光景が浮かぶ、現実路線のハウスメーカーだと思います。
検討対象になるかどうか､思案してみます。
